Is Your Roof Showing Its Age? Here Are the Signs to Watch For

Your roof is one of the most important parts of your home’s defense system—but like anything else, it doesn’t last forever. Knowing the signs of an aging roof can help you catch problems early and avoid costly repairs or even a full replacement. Here are some key indicators your roof may be nearing the end of its lifespan:

1. Curling or Cracked Shingles- Shingles that are curling at the edges, cracking, or even missing altogether are a clear sign your roof is deteriorating. These are often caused by weather exposure over time and mean your roof is losing its ability to protect your home.

2. Granules in the Gutters- If you’re noticing a buildup of sand-like granules in your gutters, it could be a sign your asphalt shingles are breaking down. This typically happens as the roof ages and the shingles lose their protective coating.

3. Discoloration or Streaking- Dark streaks or patches on your roof can be caused by algae growth or moisture damage. While sometimes cosmetic, they can also point to underlying issues.

4. Sagging Roofline- A sagging roofline could indicate structural problems or moisture damage in the decking underneath the shingles. This should be addressed immediately to avoid serious issues.

5. Age of the Roof- Most asphalt shingle roofs last 20–30 years. If yours is approaching or past that age, it's wise to have it inspected—even if you don’t see visible damage.
